Why the Nectar Earned Best Overall Mattress for Airbnb

Nectar is our favorite mattress overall for an Airbnb because it has a combination of great consumer policies, an affordable price, and high-quality materials. The Nectar bed is a medium-firm mattress, rated 6.5 out of 10 on our firmness scale

Our lead reviewer, Julia, found the Nectar to be very responsive and excellent at pressure relief, and spinal support for most sleepers, with the exception of plus-size people and stomach sleepers. All of these qualities are important when searching for a great mattress, so we suggest the Nectar mattress to Airbnb and vacation rental property owners looking to furnish their homes.

What’s the Nectar Mattress Made Of?

The Nectar mattress is a 12-inch tall memory foam bed. The mattress is constructed with three foam layers that provide a combination of support and comfort.

The top layer of the Nectar bed is made of 2 inches of gel-infused memory foam and is covered by a quilted mattress cover. The memory foam delivers pressure relief, while the gel helps keep the foam cool. Under the gel-infused layer, there are 3 inches of soft premium foam. This layer provides additional support and also allows for some bounce.

Finally, the base layer of the Nectar mattress is 7 inches tall and is constructed of conventional foam. This structured, sturdy foam layer is durable and serves as the bed’s foundation.

Our Take: “It’s hard to beat the warranty Nectar has with free shipping and returns, a 365-night trial, and a lifetime warranty.” Julia Forbes, Lead Product Tester

What We Liked

  • The price – A Queen-size Nectar mattress is relatively affordable compared to other high-quality mattresses. While you may want to splurge on a more high-end mattress for your own home, you are probably looking to purchase something more affordable for your vacation rental home. Although this bed is on the more affordable side, the Nectar mattress is still a high-quality option.
  • Pressure relief – Our mattress reviewer, Julia, felt lots of support from the Nectar mattress and didn’t feel any pressure buildup. Typically, a memory foam mattress offers ample pressure relief because the foam provides relief to sensitive pressure points.
  • Bounce and responsiveness – The Nectar bed is responsive to movement, which is an important quality for people with limited mobility and sexually active couples. A responsive bed is a great way to cater to more people’s comfort when purchasing a bed for an Airbnb.

Potential Drawbacks

  • Mediocre cooling – While the Nectar mattress is meant to be cooling with its gel-infused layer, we didn’t feel like it fit the bill. Julia explained that the gel foam layer doesn’t feel like it’s regulating temperature, and the mattress cover doesn’t stay cool once you’re lying on the bed for a bit. If you’re looking for a cooling mattress to please your rental home guests, this bed may not be the right choice.
  • Not ideal for stomach sleepers – The Nectar may not be firm enough to adequately support stomach sleepers, who may sink into this mattress too much and feel a lack of support in their hips. This lack of support could wind up leading to back pain for this group.
  • Not great for plus-size sleepers – Heavier folks may find that the Nectar mattress is not firm enough to provide enough support for them while sleeping. Plus size sleepers typically prefer a firmer mattress that supports their spinal alignment and doesn’t let them sink too deep. Thus, your plus-size Airbnb guests may feel discomfort when sleeping on a Nectar mattress.

Customer Reviews of The Nectar Mattress

With thousands of reviews on Nectar’s website, the Nectar mattress has an average 4.8 out of 5 stars. One common customer complaint about the Nectar mattress is its longer-than-average break-in period, while many customers praise its excellent value and comfort once fully settled.

Why the Helix Midnight Earned Best Mattress for Back Pain in Airbnb Rentals

The Helix Midnight is a great bed for back pain because it is a hybrid mattress constructed of both foam and coil layers. Our mattress review team rated this mattress a 6-7 out of 10 on our firmness scale, which means that it is a medium-firm bed. This bed is not too firm, yet it’s not too soft, which means it should appeal to a lot of different sleepers with different preferences.

This Helix mattress provides excellent back support and pressure relief, which are two qualities that could help people with back pain sleep better throughout the night.

What’s the Helix Midnight Mattress Made Of?

The Helix Midnight mattress is 11.5 inches tall and consists of five unique layers. You can either purchase this mattress with a standard Soft Touch cover or (for an extra fee) a cooling GlacioTex™ cover.

Under the mattress cover, there are three foam layers, one of which is memory foam that provides pressure relief and the other is a responsive foam that provides both contouring and cushioning.

Underneath the foam layers is a unit of individually wrapped coils that deliver body support and allow for motion isolation. Additionally, the coils on the edges of the bed provide additional sturdiness for edge support.

Finally, the base of the Helix Midnight mattress is a dense foam layer that helps support the entire bed.

Our Take: “On my back, I feel really comfortable and evenly supported. I like how the foams feel soft, but not too soft like I’m sinking in and getting stuck.” Emma Mattei, Sleep Advisor Mattress Tester

What We Liked

  • Provides back support – The Helix Midnight bed provides great back support by keeping the spine aligned, which is ideal for people with back pain. People with back pain shouldn’t feel their hips or shoulders sink into the mattress, which could otherwise compromise their spine alignment.
  • Cooling qualities – The Helix Midnight has a specialized cooling cover that you can purchase, along with pocketed coils that make the bed breathable. This means that the bed doesn’t trap heat, and your body should stay cool throughout the night.
  • Great for couples – This bed has great motion isolation and edge support, which are qualities that couples enjoy. This means you shouldn’t feel your partner moving throughout the night, and you can spread out to the edges of the bed without feeling like you’re falling off of the bed.

Potential Drawbacks

  • Too soft for stomach sleepers – While this mattress provides sufficient support for back sleepers, stomach sleepers may find the medium-firm Helix Midnight to be a tad too soft.  Emma, our mattress tester, thinks the Helix Midnight is a bit too soft for exclusive stomach sleepers. They may feel like their hips and shoulders are sinking too deeply into the mattress, which may cause pain.
  • Helix’s most basic model – The Helix Midnight doesn’t have the bonus features of Helix’s more expensive beds. For instance, the Helix Midnight only has increased edge support on the long sides, while other Helix beds have edge support lining the full perimeter of the bed.

Customer Reviews of The Helix Midnight

The Helix Midnight rates 4.5 stars out of 5 on Helix’s website. The main negative is that reviewers tend to find it too soft for their liking and feel as though they’re sinking. But overall, users say they’re getting a great nights’ sleep and some pain relief.

Why the Emma Hybrid Comfort Earned Best Value Mattress for Vacation Rental Properties

A Queen-size Emma Hybrid Comfort is fairly inexpensive in the realm of mattresses. Sometimes the more inexpensive mattresses on the market are unfortunately lower quality, and these beds lack certain features that can aid in a great night’s rest. However, the Emma Hybrid Comfort still fairs pretty well compared to more high-end, expensive mattresses.

We found this firm mattress to be supportive for all body weights. It also has a great level of bounce and is adaptable to a variety of sleeping positions, being especially preferred by our mattress tester Julia for back and stomach sleepers.

What’s the Emma Hybrid Comfort Mattress Made Of?

The Emma Hybrid Comfort is a 13-inch tall hybrid mattress, which means it is constructed of both foam layers and innerspring coils. The bed is constructed of five layers and is covered in a softer, cooling, and moisture-wicking cover.

Right under the mattress cover, there is a thin foam layer that is made of Emma’s signature Point Elastic Airgocell technology. This layer absorbs body heat, working with the mattress cover to regulate temperature throughout the night. Under this layer is another foam layer that helps with pressure relief and motion isolation.

In the middle of the mattress, there is a durable HRX foam layer that provides support and adds to the firm feel of the bed. Next, there’s a layer of individually wrapped coils. These coils help with bounce, spinal support, edge support, and airflow. Finally, there is a base layer that acts as a foundation for the entire bed.

Our Take: “The Emma Hybrid Comfort is a good option for those on a tighter budget.”  – Julia Forbes, Lead Product Tester

What We Liked

  • The price – The Emma Hybrid Comfort mattress is a quality bed, yet it is still at a fairly affordable price. Airbnb owners typically search for less expensive home items since they will not be using these items themselves, so we think this mattress is a great choice.
  • The spine support – When she tested this bed first-hand, Julia rated the spine support of this mattress a 5 out of 5. She said her spine was lifted in all sleeping positions, and she felt no dip or sink whatsoever. Spine support is especially important for people with back pain or those who sleep on their stomach or back.
  • The pressure relief – Although this bed is quite firm, the Emma Hybrid Comfort still provides fairly good pressure relief, much to our surprise. The amount of pressure relief a person feels from this mattress will ultimately depend on their weight and sleeping position, though.

Potential Drawbacks

  • Too firm for side sleepers – Julia rated this bed a 7 out of 10 for firmness, which means you shouldn’t sink into it very much. Side sleepers often need a bed with more sink, so they may find this bed uncomfortable. The firmness could wind up causing them pain in their shoulder and hip areas since pressure relief is limited with a firmer mattress.
  • Mediocre edge support – Although the Emma Hybrid Comfort is pretty firm, it lacks the desired edge support. If you sit on the side of the bed, you may feel like you’re sliding off. This mediocre edge support could be a drawback for Airbnb owners who are catering to couples who may want to spread out to different sides of the bed, or people with limited mobility who rely on the edges to get in and out of bed.
  • Noisy – When testing this mattress, Julia found that it made some noise as she moved around. A noisy bed could be an issue for couples who don’t want to wake each other throughout the night, especially if someone is a light sleeper.

Customer Reviews of The Emma Hybrid Comfort

This is a fairly new mattress, so Emma’s site doesn’t have many reviews yet, but early customers already rate it an impressive 5 out of 5 stars. So far customers appreciate the Emma Hybrid Comfort mattress for its excellent motion isolation, but some have reported that it may have a slight initial off-gassing odor upon unboxing.

Why the Bear Original Mattress Earned Best Cooling Mattress for Airbnb Properties

Nobody wants to start sweating while they’re sleeping or lying in bed, and Bear knows that. The Bear Original mattress contains graphite gel and cooling technology that circulates heat, regulates body temperature, and promotes airflow, ensuring that sleepers don’t get too hot at night.

A cooling mattress is particularly important in warmer climates or for people who sleep hot. Not only did we find the Bear Original to perform well at cooling, but we also think it has excellent motion isolation, which is helpful for co-sleepers because it means one person’s movements are less likely to disturb the other person.

What’s the Bear Original Mattress Made Of?

The Bear Original is 10 inches tall and includes a cover and three foam layers. When you first lie on the bed, you’ll feel the breathable, soft, quilted cover that uses Celliant® technology.

The top layer of foam is made of 2 inches of memory foam, which is soft, pressure-relieving, and responsive. This foam contains graphite gel which adds to the bed’s fantastic cooling qualities. Below the memory foam is a polyfoam layer that is two inches thick. This layer provides additional pressure relief and support.

Finally, the base layer of the Bear Original mattress is a 6-inch dense, supportive, durable, polyfoam layer that acts as the bed’s support unit. The high density of this layer aids in proper spine alignment and contributes to the mattress’ medium-firm feel.

Our Take: “I’m pretty sure you could do a cannonball into this bed and your partner would be none the wiser.” Stuart Petty, Sleep Advisor Mattress Tester

What We Liked

  • Cooling qualities – The cover and upper foam layers of the Bear Original mattress have cooling technology and graphite gel, which helps regulate body temperature throughout the night. A cooling mattress is particularly important for rental properties in warmer climates or in houses that may not have air conditioning.
  • Motion isolation – Our mattress tester, Stuart, found this bed’s motion isolation to be outstanding. Great motion isolation means that when one person moves around on the bed, the other person won’t feel it, which helps couples get optimal rest at night.
  • Environmentally friendly – If you’re eco-conscious, you’ll like the Bear Original because of its environmentally friendly qualities. This mattress is CertiPUR-US® Certified, which means its foams are not harmful or toxic. This mattress is also GREENGUARD Gold Certified by UL for low emissions and is 100 percent fiberglass free thanks to Bear’s exclusive partnership with WhisperShield™, an environmentally friendly, inherently flame-proof rayon.

Potential Drawbacks

  • May be too firm for side sleepers – On our firmness scale, this bed comes to a 6.5 out of 10, which means it is medium-firm. Side sleepers often feel more comfortable with a softer mattress that cushions their pressure points more. A firmer bed may leave them feeling pain in the shoulders or hips.
  • May be too soft for heavier folks – Heavier folks may feel like the Bear Original is too soft to provide them optimal support, especially if they sleep on their stomach. They will likely sink too deeply into the bed, which can cause spine misalignment and subsequent pain or discomfort.

Customer Reviews of The Bear Original

According to Bear’s website, the Bear Original scores about 4.5 out of 5 stars. Customers appreciate the Bear Original mattress for its excellent pressure relief but have reported that its edge support may be lacking, which could affect those who use the full mattress surface.

Why the Saatva Classic Earned Best Luxury Mattress for Airbnb and Vacation Rental Properties

The Saatva Classic earned the Best Luxury title because it appeals to luxury shoppers looking for a high silhouette, classy looks, and durable construction. Plus, it is reasonably priced compared to other luxury mattresses. So while it’s a bit of a splurge for a rental property, it’s not as expensive as a mattress you may purchase for your own home. Adding to the high-end appeal of Saatva is the fact that the brand offers free white glove delivery, which means a team of professionals will deliver and set up your new mattress for you.

Our lead product tester, Julia, tested the Saatva first-hand and rated it well in multiple categories that are important to sleepers, including overall support, edge support, cooling, bounce, and pressure relief.

What’s the Saatva Classic Mattress Made Of?

The Saatva Classic mattress can be purchased at either 11.5 or 14.5 inches tall, and the bed is enveloped in a cotton mattress cover. The pillow top of the bed is 1.25 inches of pressure-relieving foam.

Below the pillow top, there is a memory foam lumbar support area in the center of the mattress, along with individually wrapped zoning coils that provide targeted support, along with bounce and motion isolation.

The bottom layer of the Saatva Classic is filled with 7-inch steel hourglass-shaped support coils. These coils provide support, bounce, and airflow. The edges of the mattress are also encased in a sturdy foam that contributes to the edge support.

Our Take: “The Saatva Classic works hard to be a flexible option for all sleep positions and body types.” –  Julia Forbes, Lead Product Tester

What We Liked

  • Excellent spine support – Julia, our lead mattress tester, said that her midsection felt perfectly lifted while lying on both her back and her stomach. The Saatva Classic’s zoned lumbar support provides excellent spine support.
  • Great edge support – When lying and sitting by the edges of the bed, Julia did not feel as though she was going to fall or slide off at all. This top-notch edge support is ideal for couples who like to spread to separate ends of the bed at night. Great edge support is also a plus for people with limited mobility who need the edges to be supportive  to get in and out of bed.
  • Three firmness options – This mattress can be purchased in three different firmness levels, including Plush Soft, Luxury Firm, and Firm. For reference, Julia specifically tested the Luxury Firm model, which is the most versatile one and would make the best choice for a vacation rental.

Potential Drawbacks

  • Return fee – If you choose to return the bed, there is a 99-dollar return fee for shipping. This return fee may be a drawback, though, if you’re testing out the mattress to see if you like it.
  • Mediocre motion isolation – While small movements cannot be felt, Julia said the motion isolation isn’t great when it comes to bigger movements. Motion isolation means movement is isolated to where it originates from, and it is a preference for many couples so they don’t disturb each other through the night.

Why the Nolah Evolution Earned Best Hybrid Mattress for Airbnb and Vacation Rentals

The Nolah Evolution is a great option when looking for a hybrid mattress for a vacation rental home. Hybrid mattresses include a combination of memory foam and traditional innerspring coils to cater to a wide variety of sleeping positions and body weights. This mattress should not create issues for most sleepers, and we feel the majority of sleepers should find it to be very comfortable, regardless of their sleeping position or weight.

Not only is the Nolah Evolution a fabulous hybrid mattress, but it also comes in three different firmness levels: Plush, Luxury Firm, and Firm. The Luxury Firm model, which is what our team tested, is likely going to be the best choice for an Airbnb because its medium-firm feel is more accommodating to different body types and sleep styles.

What’s the Nolah Evolution Mattress Made Of?

The Nolah Evolution mattress is topped with an organic cotton breathable cover. Next, there is a cooling quilted HTC™ Euro top covered in 2 inches of cooling ArcticTex™ fibers. This layer includes high-thermal conductivity. This layer is designed to help disperse heat, preventing added warmth from accumulating in the mattress.

The next layer is Nolah’s patented Nolah AirFoamICE™ cooling layer. It is infused with graphite for extra breathability, yet the foam still provides ample pressure relief.  Under the Nolah AirFoamICE™ layer, there are 2 inches of high-resilience foam that help with spinal alignment and also adds comfort. Next, there’s a high-density transition foam that is highly resilient and supportive.

Next, there’s an 8-inch HDMax™ innerspring coil unit that provides bounce and support underneath all of the layers of foam. Below that, there’s an eco-friendly foundation layer that stabilizes and secures the coils, providing maximum support and longevity. The entire mattress is encased by a border with carrying holders that allow the mattress to be transported more easily.

Our Take: “The Nolah Evolution has been one of my favorite mattresses to try. Not only is it supportive, but it’s really comfortable.” – Liz, Sleep Advisor Mattress Tester

What We Liked

  • The cooling qualities – This mattress includes a layer of Nolah AirFoamICE™, Nolah’s very own advanced cooling technology. This technology assists in body temperature regulation, helping you stay cool while you sleep.
  • Edge support – In the words of our mattress tester Stuart, “This is an excellent mattress for couples…you could build your house on Nolah’s edge support.” As such, you can spread out to the edges of the bed without worrying that you’ll fall or slide off.
  • Great pressure relief – The Nolah Evolution is a hybrid bed that combines both memory foam and coils. Our mattress testers felt like the mattress really cradled their bodies, relieving sensitive pressure points like the hips.

Potential Drawbacks

  • Not for budget shoppers – The Evolution is one of Nolah’s more high-end beds, so if you’re looking for a more affordable mattress, this may not be the right choice for you. Some Airbnb and vacation rental owners might want a less expensive mattress for their rental.
  • May be too soft for stomach sleepers – Stuart, who is an average-weight sleeper, wasn’t thrilled with the Nolah Evolution for stomach sleeping. “Stomach sleepers may find that their hips and lower back sink pretty deep into this mattress, and it may not be the most comfortable for long-term sleep.”

Customer Reviews of The Nolah Evolution

Earning a 4.9 out of 5 stars on Nolah’s website, the Nolah Evolution seems to be a hit. Customers appreciate the Nolah Evolution mattress for its superior pressure relief, but some have mentioned that the edge support could be improved for a more consistent sleep surface.

Why the Brooklyn Bedding Signature Hybrid Earned Best Mattress for Combination Sleepers for Airbnb Properties

Brooklyn Bedding’s Signature Hybrid has a combination of memory foam that provides a plush cushion for side sleepers and coils that provide spinal support for back and stomach sleepers. Emma from our review team tested this bed for herself, speaking highly of its buoyancy and responsiveness. This feature is important because it can make it that much easier to adjust your sleep position at night.

The Brooklyn Bedding Signature Hybrid also has other great qualities, such as edge support, cooling materials, and a variety of firmness options. Even better, it’s a great budget-friendly option that still delivers on quality.

What’s the Brooklyn Bedding Signature Hybrid Mattress Made Of?

The Brooklyn Bedding Signature Hybrid is 12.25 inches tall and is covered in a breathable, cotton mattress cover. This cover is quilted to foam that is 1.5 inches thick. Next, there is a 1.5-inch layer of Supreme Response Comfort Foam, which is designed to adapt to the sleeper. Going deeper into the mattress, there is a 1-inch layer of VariFlex™ foam that provides comfort, support, and pressure relief.

Further down in the mattress, there is a layer that is 8 inches tall and is composed of 760 individually encased coils. These coils are responsive to movement and assist with motion isolation and edge support. Specifically, this layer includes Ascension® coils along the perimeter of the bed for optimal edge support. Finally, the base of the bed is made of .25 inches of high-density flex foam that acts as a supportive layer for the rest of the mattress.

Our Take: “It’s really bouncy and responsive, which makes it easy for me to flip from my stomach to my side.” – Emma, Sleep Advisor Mattress Tester

What We Liked

  • Great edge support – The edge-to-edge coils in this mattress provide really great edge support. Our mattress testers felt supported while lying and sitting on the side of the bed and did not feel like they were going to fall off. Great edge support is helpful for couples who like to spread out and people with limited mobility.
  • Different firmness options – The Brooklyn Bedding Signature Hybrid is available for purchase in Soft, Medium, or Firm variations. The variety of firmness options is fantastic for customization, though the Medium model is likely the best choice for something versatile to accommodate different guests at a vacation rental.
  • Cooling qualities – This mattress has TitaniumGel™, which helps regulate body temperature and keep the bed cool. The coil layer of the mattress increases airflow throughout the mattress which also helps you sleep coolly.

Potential Drawbacks

  • Too soft for heavier folks – The Soft and Medium versions of the Brooklyn Bedding Signature Hybrid may be too soft for heavier folks. They may feel like they are sinking into the mattress too much, which leads to less support around their hips and lower back. We suggest that the heavier sleepers try the Firm version of the Brooklyn Bedding Signature Hybrid.
  • Not the traditional ‘hug’ feel of memory foam – This mattress does have a somewhat soft, cradling feeling, but if you’re looking for the full hug that a memory foam mattress typically provides, you may not enjoy this bed. The Brooklyn Bedding Signature Hybrid contains both coils and foam, so it has a bit of a bounce and less of that deep cradle that many memory foam beds are known for.

Customer Reviews of The Brooklyn Bedding Signature Hybrid

On Brooklyn Bedding’s website, the Brooklyn Signature has 4.7 out of 5 stars. The Brooklyn Bedding Signature Hybrid mattress receives praise from customers for its versatility with different firmness options, but some have mentioned that it may produce slight noise when bearing weight.

Why the Puffy Cloud Earned Best Mattress for Couples for Vacation Rental Properties

The Puffy Cloud Mattress is our favorite mattress for couples at Airbnb or vacation rental properties. One of the most couple-friendly features it has is motion isolation, which our lead product tester, Julia, spoke highly of when she tried out this mattress.

Motion isolation refers to the idea that when someone is moving on the bed, their motion is not transferred to other parts of the bed. Couples typically prefer a bed with high motion isolation, or a lack of motion transfer, because if one partner is tossing and turning or gets out of bed in the middle of the night, they shouldn’t feel that movement and stay soundly asleep. The Puffy Cloud is made of memory foam, which is typically more motion-isolating than hybrid, latex, or traditional innerspring beds.

What’s the Puffy Cloud Mattress Made Of?

The Puffy Cloud mattress is a 10-inch tall memory foam bed. It contains three distinct layers of foam and is covered in a polyester mattress cover that is removable and washable.

The top foam layer of the mattress is made of 2 inches of Cooling Cloud™ Foam. This adaptive foam layer provides pressure relief. Additionally, this layer’s cooling gel helps with temperature regulation. Next, there’s a 2-inch Climate Comfort™ Foam layer. This layer also helps with cooling and pressure relief.

Finally, the base of the bed is 6 inches of Firm Core Support Foam. This layer provides stability and individualized support. The foam in this layer should minimize sinkage and is designed to conform to you based on your body weight and pressure.

Our Take: “Foam also does well with absorbing motion, which can be helpful for couples. So you’re not waking up your partner as you’re moving around on the mattress.” – Julia Forbes, Lead Product Tester

What We Liked

  • Excellent motion isolation – This medium-firm memory foam provides excellent motion isolation, which means you shouldn’t feel your partner moving around while you sleep on the other side of the bed. Rental property owners often cater to couples or families, so we suggest they look for a bed with excellent motion isolation.
  • Deep hug sensation – Although this bed is medium-firm, Julia found that the bed still hugged her body well during testing. She felt as if the amount of sinkage and pressure relief was just right, while still feeling supported by the mattress.
  • Great for side sleepers – The Puffy Cloud provides excellent spine alignment and pressure relief, which are two great qualities for side sleepers. This way, their back stays aligned and they still feel comfort around sensitive areas such as their hips and shoulders.

Potential Drawbacks

  • Mediocre edge support – Julia wasn’t impressed with the Puffy Cloud’s edge support. This may be a drawback for people who sleep at the edge of the mattress or need the edge for mobility purposes.
  • Minimal bounce – Combination sleepers and people with limited mobility often enjoy a bouncier bed to move around easily and not feel stuck. The Puffy Cloud mattress has minimal bounce since it is an all-foam bed, and some people may dislike this feature.

Customer Reviews of The Puffy Cloud

The Puffy Cloud rates 4.9 out of 5 on Puffy’s website. Customers often praise the Puffy Cloud mattress for its plush comfort and excellent motion isolation, but some have mentioned it might be too soft for those who prefer a firmer feel.

Why the Titan Plus Earned Best Durable Mattress for Airbnb and Rental Properties

The Titan Plus is a hybrid bed made of both foam and coils, and our mattress testers found it to be incredibly durable. Not only do the coils provide support and stability, but some of the foam is high-density, meaning this mattress should not easily wear down.

Airbnb and rental property owners will likely want a durable mattress for their properties as many guests will be cycling in and out. Plus, the less the property owners have to pay for a brand-new mattress, the better. The Titan Plus is not only durable, but it also has other great features such as cooling qualities, the capacity to adapt to heavier folks, and a relatively low price point for a high-quality bed.

What’s the Titan Plus Mattress Made Of?

The Titan Plus mattress is 11 inches tall and is topped with a cotton mattress cover. Below the mattress cover, there is an inch of gel memory foam that regulates your body temperature and molds to your body.

Going deeper, the mattress includes a 2-inch tall TitanFlex™ foam layer that responds to movement and provides pressure relief. Next, there are 6 inches of TitanCaliber™ coils that are individually wrapped to provide motion isolation and support spine alignment. Finally, the bed’s base is made up of 2 inches of high-density foam, serving as the foundation for the entire mattress.

Our Take: “Those coils are extra strong.” – Patrick, Sleep Advisor Mattress Tester

What We Liked

  • Weight limit – The Titan Plus mattress is made to accommodate heavier people, which means it can handle up to 1,000 pounds. This weight limit is significantly higher than some other mattresses out there. If an Airbnb owner is looking to be inclusive of heavier people, this bed is a great choice.
  • Cooling – The mattress’ gel memory foam layer is cooling and provides excellent temperature regulation. Not only that, but the coils towards the bottom of the bed provide airflow, which allows for more temperature regulation.
  • Good motion isolation – Patrick, one of our mattress testers, shared, “For as much bounce as this bed has, it contains motion pretty well.” Therefore, if a couple is sleeping on this mattress, they shouldn’t be disrupted by each other’s movements throughout the night.

Potential Drawbacks

  • May be too firm for lightweight sleepers – We rated this mattress a 7.5 out of 10 for firmness, which means we consider it to be a slightly firm bed. Lightweight sleepers sink into mattresses less than people who are heavier than them, so a firmer mattress like this one may feel too hard for them, which could cause some discomfort.
  • May be too firm for side sleepers – Similarly to lightweight people, side sleepers often prefer a softer mattress, which can provide pressure relief around the shoulders and hips. All of this to say, side sleepers may think the Titan Plus is too firm, which may cause them pain while sleeping.

Customer Reviews of The Titan Plus

Users on Titan by Brooklyn Bedding’s site have given the Titan Plus a 4.7 out of 5 stars. Customers find the Titan Plus mattress to offer exceptional durability and support, but some mention that it might be too firm for those who prefer a softer feel.

Why the Plank Firm Earned Best Firm Mattress for Rental Properties

The Plank Firm mattress is the best firm mattress for rental properties because it can be flipped from a Firm side to an Extra-Firm side, depending on your preference. This versatility is a great option for Airbnb and rental properties because it can appeal to a wider variety of sleepers, so it should satisfy a lot of different rental property guests.

As a firm bed, the Plank Firm can deliver great spine support. Julia, one of our mattress testers who tried out this bed, added, “Overall, it’ll be best for back, stomach, and plus-size sleepers that need this level of support.”

What’s the Plank Firm Mattress Made Of?

The Plank Firm Mattress is 9.5 inches tall and is two-sided, with both sides covered in a quilted, comfortable mattress cover. Below both covers are firm foam layers, which is where the different firmness levels come into play.

Under the Firm side specifically, there are 2 inches of TitanFlex™ comfort foam. This layer is a high-density foam layer that is extremely firm, offering deep compression support as you lie on the bed. Below that layer lies a dense foam base that is 7 inches thick. After this dense support foam, you’re all the way to the Extra-Firm side of the mattress.

Our Take: “It doesn’t get more solid than the Plank. This is one of the firmest mattresses on the online market.” – Julia Forbes, Lead Product Tester

What We Liked

  • Double-sided mattress – This mattress has two sides: a Firm side and an Extra-Firm side. Depending on your preference, you can flip the Plank Firm and sleep on whichever side you please. This is a great feature for someone with a rental vacation home since it caters to a wider variety of guests.
  • Great spine support – Since the Plank Firm is so firm, it excels at keeping your spine aligned and supported while you sleep. As Julia noted, back sleepers, stomach sleepers, and plus-size people should feel particularly aligned and supported when sleeping on this bed.

Potential Drawbacks

  • Too firm for side sleepers – The Firm side of the bed is rated as a 7.5-8 out of 10 on our firmness scale, and the Extra-Firm side is rated a 9 out of 10. Both of these sides are very firm, and side sleepers oftentimes are most comfortable on a softer mattress. Softer mattresses allow side sleepers’ shoulders and hips to sink into the mattress more, which helps relieve pressure.
  • Too firm for lightweight people  – As with side sleepers, lightweight people are going to sway toward softer beds. This is because they don’t sink into a mattress as much, which means a bed will feel firmer to them than someone who weighs more. As such, a specifically firm bed like the Plank could be too much for this. In this case, we’d advise going with a softer mattress.

Customer Reviews of The Plank Firm

On Plank’s website, the Plank Firm gets 4.8 out of 5 stars. Customers appreciate the Brooklyn Bedding Plank Firm mattress for its exceptional firmness, but some have found it to be too rigid for their comfort preferences.

Visit our Plank Firm mattress review for more on this bed.

What to Look for in a Mattress for Airbnb and Vacation Rental Properties

If you’re looking for a mattress for an Airbnb or vacation rental property, you may want to know about certain types of mattresses, other preference-based features, and what pillows and bedding to purchase. Below we’ll outline more general information regarding mattresses and their qualities, along with suggestions for your bed’s accessories.

Type of Mattress

Innerspring Mattresses

An innerspring mattress is the most traditional type of mattress, and it includes a coil system. These coils provide airflow that can help keep you cool at night. Two other advantages that often come along with innerspring mattresses are excellent edge support and bounce. Further, innerspring mattresses are typically more affordable than other types of mattresses.

The leading downside to these beds, however, is they can lack motion isolation and pressure relief.

Hybrid Mattresses

If you like the cooling and supportive qualities that a traditional innerspring mattress provides, but you still want your mattress to have a soft, comforting foam feel, a hybrid mattress is a great way to have the best of both worlds. Typically, a hybrid mattress has memory foam as the top layer and then has a firmer, more dense poly foam layer underneath. Finally, the base of a hybrid mattress is a coil unit that provides the durability, edge support, and airflow you’d find in a classic innerspring bed. That said, you can also find latex hybrids, which swap out memory foam and poly foam for latex foam.

Brooklyn Bedding Signature Hybrid Construction from the lab
Exploring the hybrid design of the Brooklyn Bedding Signature Hybrid.

The advanced design of hybrids is appealing, but this means they’re usually more expensive.

Memory Foam Mattresses

Memory foam mattresses usually include different types of foam, with memory foam on top followed by denser poly foam below for support. Memory foam’s ability to contour sleepers’ bodies so well is why these beds are beloved for pressure relief. All-foam beds like these are generally more budget-friendly as well.

Although this foam has a reputation for running hot, many memory foam mattresses include cooling gels or other cooling features to help combat this.

Latex Mattresses

Latex mattresses feature layers made of latex foam. This material has a springy, bouncy feel to it, which is helpful for people with limited mobility, sexually active couples, and combination sleepers. Latex mattresses also provide great temperature regulation, support, and pressure relief.

Beds made with natural latex are also more eco-friendly, which is great for shoppers looking for sustainable mattresses. This type of mattress is really durable and long-lasting, but it is more expensive than other mattress types.

Other Considerations When Shopping for a Mattress for Airbnb and Vacation Rental Properties

Mattress Size

When determining what size mattress to buy for an Airbnb or vacation rental property, you’ll want to consider what guests you’re looking to accommodate. For instance, couples typically prefer a Queen or King-size bed, while children will be perfectly content in a Twin or Twin XL bed. Depending on the purpose of each room of your vacation rental, you’ll want to choose your mattress sizes accordingly.

Planning to have a stealthy extra bed via a Murphy Bed in your rental? Explore the Best Mattresses for Murphy Beds.

Sleeping Position

Julia Forbes testing a mattress in the back sleeper sleeping position
Julia tests every sleeping position on every mattress she tested for this article.

When purchasing a mattress for an Airbnb, you have no idea what your future guests’ sleeping positions will be. To combat this challenge, we suggest that you choose a bed that caters to a wide variety of sleeping positions. Usually, beds that are medium-firm and have a construction that can blend good support and pressure relief are the safest bet.

Weight/Body Type of Sleepers

Similarly to sleeping positions, an Airbnb host cannot predict the weight and body type of their future guests. Catering to lightweight, average-weight, and heavyweight folks is a bit difficult, as lighter-weight folks typically prefer a softer mattress, while heavier people need the support of a more firm mattress.

Our suggestion is to choose a bed that falls in the medium-firm category, even though it may be a bit too firm for some and too soft for others. You could also buy a soft mattress topper and/or firm mattress topper so guests can modify the bed’s feel during their stay if needed.

Firmness

As mentioned, when purchasing a mattress for an Airbnb, we suggest looking for a medium-firm mattress as that will likely appeal to the largest number of guests. Airbnb guests are only sleeping on your mattress for a short period of time, so if the mattress is not perfect for their body type and sleeping position, they should be okay. Also, providing an optional mattress topper could help them adjust the bed’s feel to better meet their needs.

Cooling

Many mattress companies have started incorporating cooling features into their mattresses, whether it be gel-infused foam, a moisture-wicking cover, or coils that circulate airflow. If your Airbnb is in a warmer climate or does not have air conditioning, a cooling mattress will be a valuable purchase.

Motion Isolation for Couples

Motion isolation is the degree to which a mattress can isolate motion so you don’t feel a co-sleeper’s movements when you’re sleeping. For instance, if a couple is sharing a bed and one person is tossing and turning at night, the other person shouldn’t feel that movement if their bed has good motion isolation. Oftentimes, couples will travel together or siblings will share a bed when on vacation. Getting a mattress that excels in this area ensures your guests have a great night’s sleep.

When purchasing a good motion-isolating bed for a vacation rental property, look for memory foam beds made with only foam layers, which excel at this. However, if you’re leaning toward a bed with a coil unit, we recommend a hybrid with individually wrapped coils and memory foam comfort layers, both of which should curb motion transfer on the bed.

Ease of Movement

Ease of movement refers to how easily it is to move about on the mattress. Often, mattresses that have a lot of bounce or quick-responding materials are helpful for this, including latex, hybrid, and innerspring models.

Typically, combination sleepers, people with limited mobility, and sexually active couples enjoy a bed with high responsiveness where they’re able to move around easily. We suggest that when searching for an Airbnb mattress, you look for one with at least some bounce and responsiveness so you can cater to these sleepers as well.

Pressure Relief

When you lie down, you’ll notice areas where your weight accumulates, creating pressure. With a mattress, you want something that’s going to help mitigate this pressure buildup to avoid pain and overall discomfort.

Mattresses typically deliver pressure relief through softer foams at the top that contour sleepers and cushion their joints. Pressure relief is helpful for all sleepers, but particularly side sleepers since they can experience more pressure accumulation in smaller areas — specifically the hips and shoulders.

Typically, mattresses with memory foam are the most pressure-relieving, but latex can also provide great pressure relief, though you may not sink in as much. For a rental property, a bed that at least has some pressure-relieving materials is going to be important for accommodating different people. You can find our picks for the best beds for pressure relief here.

Edge Support

Edge support is the level of reinforcement on the perimeter of a mattress that helps maintain the mattress’ structure and allows you to spread out to the edges of the bed without feeling like you’re falling off. Edge support is especially important for couples who want to spread out while sharing a bed, as well as people with limited mobility who rely on the edges to get in and out of bed.

If you’re looking for a mattress for your rental property, we suggest getting one that has great edge support. Usually, beds with any type of coils have more edge support than beds made completely of foam, though some manufacturers use denser foam along the sides of all-foam beds to help secure the edges Reading reviews of a particular bed can help you get an idea of how well it should perform in this category.

Durability

Durability refers to how long a mattress should last before it’s time to replace it. Latex mattresses are the most durable kind, followed by hybrid and memory foam beds, and finally innerspring mattresses. Durability is important to keep in mind when buying a bed for a vacation rental property as you may want one that is long-lasting so you don’t have to replace it as often.

Noise

Noise from a mattress could be a concern for rental properties where families are sharing the same room. Innerspring and hybrid beds contain coils, which means they may make squeaky noises as you move around on your bed. If you’re looking for a quiet bed for your Airbnb, we suggest you try a latex or memory foam bed, or you make sure your hybrid bed isn’t too noisy.

Paying for a Mattress for Your Airbnb Rental

Budget

It is important to consider your budget when purchasing a mattress for a vacation rental property. You may not want to spend as much money on this bed as you would for a mattress for your own home, where you sleep every night.

Some mattresses are more luxurious, with extra features and better-quality materials, yet there are still many great, high-quality mattresses at lower prices. Innerspring and memory foam beds are often cheaper compared to latex and hybrid models, and shopping online, especially during holiday sales, can save you even more money on a new bed.

Caring For Your Airbnb Mattress

When purchasing a mattress for an Airbnb, it is important to research how easily you can maintain and clean the mattress. Many mattresses come with removable, washable covers that make it really easy to maintain the bed’s cleanliness. If you’re purchasing a mattress for an Airbnb, you should make sure your mattress cover is removable and washable, as you’ll probably want to wash it in between guests.

Spot Clean Stains: You can treat small stains on a bed by using one part white vinegar and one part water. Allow the mixture to sit on the stain for five minutes and then dab away excess moisture with a rag.

Mattress Deep Clean: After taking off any extra bedding or covers, move the vacuum hose across the mattress’ surface to collect dust and particles. Then, treat any spot stains (see above). Afterward, sprinkle a small amount of baking soda on the mattress to collect any odors and excess moisture. Allow it to sit for a few hours before vacuuming again. Then, flip the mattress and repeat these steps.

Pillows and Bedding for Airbnb and Vacation Rentals

When purchasing pillows and bedding for your Airbnb or vacation rental home, there are certain considerations you may want to take note of. We suggest that you purchase hypoallergenic sheets, pillowcases, and pillows for your rental home bed since you don’t know the allergies of your specific guests.

Along with hypoallergenic bedding, purchasing cooling pillows and cooling sheets is another great way to ensure that your guests are comfortable throughout the night. Cooling bedding may be especially important if the mattress you purchase lacks cooling qualities and your vacation rental is in a warmer climate.

Finally, you should check the dimensions of the purchased mattress before purchasing sheets and a comforter. You’ll want to make sure the sizes of your sheets and comforter align with the mattress’ dimensions so everything fits properly.

Best Mattress for Airbnb and Vacation Rental Properties FAQs

What kind of mattress is best for Airbnb?

If you’re looking for the best mattress for an Airbnb, we suggest something that is going to be accommodating to a wide range of sleepers. More specifically, beds with a medium-firm feel that deliver both support and pressure relief are usually the most versatile for different sleepers.

We also recommend getting an Airbnb mattress that’s made with durable materials and can easily be cleaned. If your Airbnb is in a warmer locale, then a mattress with cooling features is also a good idea.

How much should I spend on an Airbnb mattress?

Ultimately, the amount of money you spend on a mattress for your Airbnb is your decision. We suggest finding a mattress that is of good quality and caters to a wide variety of sleeping positions and weights but that is still less expensive than a higher-end bed you may purchase for your own home. Of course, you’d like your guests to be comfortable when sleeping, but they likely don’t need the extra features that they have in their beds at home.

What size bed is best for an Airbnb?

The best size bed for an Airbnb will vary depending on the type of bedroom you’re furnishing. If you are designing a room meant for a couple, we recommend a Queen or King-size bed. However, if you’re furnishing a children’s bedroom, Twin or Twin XL beds will do the trick.

Is a memory foam mattress good for an Airbnb?

Yes, a memory foam mattress can be good for an Airbnb. Memory foam mattresses are highly popular because they excel at pressure relief, and they can be far less expensive than hybrid or latex models. The only downside to memory foam is that it can run hot, so we advise making sure the memory foam bed you’re interested in has cooling features in it to help balance this out.
